Salt Lake City ranked 5th best city to live in

We live in challenging times. Unemployment remains high, and the U.S. lead in technology and science is slipping as many foreign countries gain ground. But some U.S. cities, though slowed by the Great Recession, still thrive by lifting good old American innovation to new levels. And that will help put more Americans back to work and keep our international edge.

n Kiplinger’s latest search for top cities, we focused on places that specialize in out-of-the-box thinking. “New ideas generate new businesses,” says Kevin Stolarick, our numbers guru, who this year evaluated U.S. cities for growth and growth potential. Stolarick is research director at the Martin Prosperity Institute, a think tank that studies economic prosperity. “In the places where innovation works, it really works,” he says.

After researching and visiting our 2010 Best Cities, it became clear that the innovation factor has three elements. Mark Emmert, president of the University of Washington in Seattle, put his finger on two of them: smart people and great ideas. But we’d argue that it’s the third element — collaboration — that really supercharges a city’s economic engine. When governments, universities and business communities work together, the economic vitality is impressive.

Housing Prices to Rise 3-5% This Year: John Paulson

John Paulson, the hedge-fund manager who made $15 billion shorting the real estate market, said Monday that he expects housing prices to rise between 3 and 5 percent this year and another 8 to 12 percent in 2011.

Paulson, who made his comments in a conference call with investors, said home ownership is the most affordable it has been in 50 years. He said residential real estate is 60 percent more affordable than it was at the peak of the housing bubble.

Paulson added that his firm closely tracks home prices in California; he believes they are the most important indicator what the rest of the country’s housing markets will experience six months from now.

He also said the United States is in a strong V-shaped economic recovery. He said his concerns about a double-dip recession have fallen sharply since the beginning of the year.

Layton builders see home slump finally coming to an end

LAYTON — The once-abandoned, partially completed homes in Layton are now nearly at full occupancy, leaving area developers “cautiously optimistic” heading into this year’s building season.

“Home builders have had this pent-up inventory,” said Layton economic specialist Ben Hart. “That inventory is starting to be absorbed,”

In 2008, Layton issued a number of building permits for homes that ultimately were not completed because of financial constraints the applicants were experiencing, Hart said. He believes much of that was a result of the economic downturn.

Research Says Salt Lake Is Underbuilt In Homes

The greater Salt Lake new-home market has shifted from being overbuilt in 2005 and 2006 to being what may be an underbuilt situation, given the region’s growing population and strong demographics, according to housing market research firm Metrostudy.

Eric Allen, director of Metrostudy’s Utah/Idaho region, said the most notable change in the new-home market has been in the category of finished vacant detached-home inventory. Metrostudy uses finished vacant inventory as a fundamental indicator to monitor the health of housing markets.

Newspaper Calls the Bottom of Housing

These are tough times for Utah’s home building industry, but better times may lie ahead.

The collapse of the state’s housing bubble in 2008 wiped out at least $20 billion in residential real estate wealth, eliminated thousands of construction jobs and forced hundreds of homebuilders out of business, according to James Wood, director of the University of Utah’s Bureau of Economic and Business Research.
